I can understand why so let me give you a list of some things that may be of help to you. First, read the information I have provided under READY TO PUT ON MARKET.
Next, get an appraisal or a Comparative market analysis so that you can price your house correctly. There are some of these available on the Internet, but let me warn you that they are done only by statistics and not by someone who knows your area. They often go only by square footage and bedroom/bathroom statistics, They may be comparing your house with houses in a rundown area or houses in a very elite subdivision This will have your house under or over priced. Most buyers are interested in a good deal and fairly well educated in market prices.
Third, be sure that you have the necessary papers available. C-. Who will show the house? Too many people standing around when potential buyers come, will discourage them from really looking and may give a bad impression of the house.
D-. What security measures are being taken for the persons showing the house? Here is my suggestion.: When a visitor arrives for an appointment, the person showing the house should call a friend in the neighborhood, and then call again when the potential buyer leaves. It should be understood that a check up call needs to be made if too long a time elapses. Remember, once an appointment has been made, you cannot discriminate.
E-. Will you require the buyer to present a pre-qualification letter from a lender before you accept their offer?
F-. What are you going to request for earnest money and who is going to hold the earnest money?
The fifth on the list of things to do is to have a plan for negotiating your sale. What appliances or fixtures can stay with the house and how much are they worth to you. How much do you have to get out of the sale price of the house? This is not how much you would like to get but how much must you get to make selling worthwhile.
Here is some more information which you should have available for a potential buyer. The easier you make it for them, the better chance you have of getting a sale. You will want to have several Offer to Purchase forms on hand with your information filled out.
Have a list of possible lenders or maybe even a quote from a lender on how much monthly payments would be at a going interest rate and the full listing price. Have a lender give you an estimate of closing costs. It will also help if you have an idea of different kinds of loans, which are available thru the lender.p
Have a list of inspectors that the buyer can use to inspect the property. Having an attorney who you can call to ask questions will also be a big help.
Lastly, know how to close on the sale of the house. In North Carolina, closings are usually done by an attorney not a title company as in some other states. The attorney will need all of the parts of the agreement in writing.
