The first chart shows the number of houses that sold each month for the last couple of years. These figures come from the Carolina Multiple Listing Service (MLS) which is owned by the Charlotte Regional Realtor Assoc. and are the total Residential Closings for the entire MLS not just Mecklenburg County. REMEMBER: These are closings, so the properties for the most part went under contract 30-45 days before they closed. The time on the market would probably be from a few days to a few months (some longer than that) before they went under contract. You can see why I usually tell sellers to put their properties on the market in the spring.

The number of sales for the fall of 2009 were somewhat unusual because the First Time Homebuyer's Tax Credit was extended until closing at the end of November. It has since been extended to houses under contract by April 30, 2010 and closed by June 30, 2010.

The next chart shows the interest rates thru last November.


This last chart gives you an idea of the price ranges that sold best last November compared with the number of listing within that price range.
