Seller's Listing Options


Four Unique Listing Options

Rich Properties is a full service real estate company and a member of the Charlotte Regional Real-estate Association. We can offer an "Exclusive Right to Sell" listing in which you can just sit back and make a few decisions while we do the work. But we also know that many people want to be more involved with the selling of their own houses without the expense of paying large real estate commissions.

 

Most successful owner-sellers agree to co-broke, that is, they will agree to pay the commission to the buyer's agent, perhaps 3% of the gross sale price. However, many agents are not aware of these houses being on the market, as most agents first go to the Multiple Listing Service (MLS) to find what homes are on the market. Rich Properties has developed several options which allow sellers to do much of the work and still take advantage of the MLS service. Our fees on all but option A are payable at closing and only if your house is sold. These commission percentages are dependent on the sale price of your home as well as the value of your home. Our belief is that it doesn't take much more work to sell a high priced house as it does to sell a lower priced house, so there is a scale based on the sale price of the home. So here's how we propose to help you.

Option A1: Flat Fee Agreement $199 paid at time of listing

Provide a basic Comparative Market Analysis

Enter Listing into Multiple Listing Service (MLS)

Post 8 pictures, provided by seller, on the MLS and our website

Measure House for listing

Make showing appointments for Licensed Agents

Refer Buyer’s without agents to Seller

Provide forms needed for disclosure

Provide a printable flyer for brochure boxes

Seller will be responsible to make appointment with and show houses to any buyer without a Licensed Agent.  This listing will show as a “Not Full Listing” on the MLS.

 

Option A2: Flat Fee Agreement $499 paid at time of listing

Provide a basic Comparative Market Analysis

Enter Listing into Multiple Listing Service (MLS)

Post 16 pictures, provided by seller, on the MLS and our website

Provide Lockbox

Measure House for listing

Provide Rich Properties sign with office phone number

Make showing appointments for Licensed Agents

Refer Buyer’s without agents to Seller or show the property if seller prefers

Provide forms needed for disclosure

Provide a printable flyer for brochure boxes

Help with the negotiations when an offer comes from a licensed agent

Seller will be responsible to make appointment with and show houses to any buyer without a Licensed Agent unless otherwise arranged.  This listing will show as a “Full Listing” on the MLS

 

 

Option B: Exclusive Right to Sell agreement0.5% to 1.5% to Rich Properties + buyers agent* of 2.5% to 3% making the total commission 3% to 4.5% fee

Provide a Comparative Market Analysis

Enter Listing into Multiple Listing Service (MLS)

Provide Lockbox

Post up to 16 pictures, provided by the seller, on the MLS

Post unlimited pictures, provided by the seller on our website

Measure House for listing

Provide Rich Properties sign with office phone number

Make showing appointments for Licensed Agents

Show property to Buyers who do not have an agent

Provide forms needed for disclosure

Advise on simple marketing ideas that can be carried out by the Seller

Provide a printable flyer for brochure box or a format for a better flyer

Help with the negotiations when an offer is received

Hold earnest money in escrow account

Review HUD Closing Statement with seller

NOTE: This option does not include help with the creating any marketing materials (available at an additional charge) or work on closing.
NOTE: Seller agrees to make and keep available and updated Flyers for the front of the house and Booklets for the inside of the house

 

Option C: Exclusive Right to Sell agreement 1%-2.5% to Rich Properties + buyers agent* of 2.5% to 3% making the total commission 3.5% to 5.5% fee

All itmes in Option B plus

Take pictures for MLS, website and printed material

Attempt to get feedback on showings

Provide in-house booklets and flyers on Property

Advise on simple marketing ideas that can be carried out by the Seller

Provide Info on Radio unit where applicable

Hold 1 Open House if desired

Carry out all of the negotiations on offers as per Seller's instructions

Help prepare for Closing and attend Closing

NOTE: This options does not include help with the creating of any marketing materials other that Flyers and Property Folders.

 

Option D: Exclusive Right to Sell agreement. This is a complete listing with Rich Properties doing all the work. 1.5%-3% to Rich Properties + buyers agent* of 2.5% to 3% making the total commission 4% to 6% fee

All items in Option B & C plus

Provide directional signs to property

Provide a home warranty

Provide full marketing

Hold Open House as needed

Advertise property in various publications

Attend all inspections

Expedite Closing

Assist in scheduling Closing Celebration with closing attorney

Attend Closing Celebration



These plans are all available and we are willing to discuss any other ideas that you may have. Any of these plans may be upgraded to the next plan at anytime or changed to an exclusive listing agreement.
