Some property owners today are finding that renting their houses is easier and more cost effective than selling them. While the sales market is so flooded with foreclosures, many homeowners are in the situation that their property is “under water”. They cannot possibly sell the home for as much as they owe on it. In some cases they want to purchase a larger home and in some cases they are required to move out of town to a new job. Renting the home is a more feasible option then selling.
Renting your own property can be a frustrating business. Rich Properties provides this professional service to remove these problems. We began property management by first handling properties we own. In the last several years, we have added other owner’s properties and improved this service.
We have developed a very successful philosophy of tenant screening. Many property management companies seem to use the credit score of the tenant as the main rental criteria. There are many things in the credit score process that may not be the tenant’s fault. We have found that doing a full criminal and legal check gives us a much better view of the tenant’s life style than just using the credit score. This type of screening shows up any past evictions or judgments which we can do further research on. We also do research on where the tenant is currently living and working. We provide each potential tenant with an APPLICATION FORM and the application process information so they will know what we expect of them.

Rich Properties requires 2 addendums with the standard lease form. One of them is a Drug Free Addendum which spells out that illegal drugs on the premisis is grounds for eviction. The other addendum is a Maintenance Addendum which makes it clear to the tenant what maintenance the tenant is required to do.
Sara has been a welcome improvement from by experience back there with my former property management co.
